It’s a question we get asked a lot:
“Do I really need an EPC?”
Followed swiftly by:
“Isn’t it just something you sort out when you’re selling or renting?”
The short answer is: yes, legally you need one in those situations.
But the slightly longer answer? An EPC can be useful far beyond that – and the new changes coming in June make it even more so.
✅ The legal bit
Let’s start with the basics. You must have a valid EPC if you are:
- Selling your home
Renting out your home or a buy-to-let - Building a new property
The certificate needs to be available to potential buyers or tenants at the point of marketing. They last for 10 years, and the minimum rating for rentals is currently E (though that’s likely to rise to C by 2030 under new government plans).
If you’re doing none of the above – technically, no, you don’t need one. But…

An EPC isn’t just a formality. It gives you:
- A snapshot of your home’s energy efficiency
- Current and potential ratings

With the new RdSAP 10 software update coming in June 2025, EPCs are about to become more detailed and accurate.
- Every individual window and lightbulb will be assessed
New tech like battery storage and MVHR will be recognised - Recommendations will be better tailored to modern heating options (yes, that means heat pumps!)
So if your EPC is more than a few years old – or missing altogether – it might be time for a fresh look.
